The town incorporated in 2005. The roofs did not all start over that year. A house reroofed in the mid-1990s can be decades into its underlayment even when the tile still looks presentable. Some of those roofs have already been replaced again, so age is a reason to look, not a reason to sell a new roof from the street. We also see ordinary problems that have nothing to do with Andrew: a cracked pipe boot, flashing pulled off a wall, a valley full of debris, a flat patio roof that holds water. Not automatically. Some of those roofs have already been replaced again. Age is a reason to inspect, not a reason to assume replacement.
